About Larner Landing
- Natural Gas: Suites come with a 5-burner gas range (with electric ovens), and decks or patios include a natural gas BBQ outlet. Natural gas is covered by strata fees, so there's no meter charge.
- Air Conditioning: Every suite is prepped with vents for portable air conditioning units (which are supplied). These supplied A/C units are heat pumps providing both air conditioning and heating, powered by dedicated 20 amp electrical outlets.
- Transit: Larner Landing is conveniently located near a regular bus stop and is approximately a ten-minute walk to the Gateway SkyTrain Station, connecting residents to the SkyTrain system.

- Quality: Larner Landing is built to a high standard, not "rental grade." This is evident in features like high-speed elevators (200 fpm compared to typical 100-150 fpm), a high-end molding package, 9-foot ceilings (with even higher ceilings in most top-floor living rooms), oversized windows, elegant 7-foot doors, and energy-efficient windows finished with casing on all sides. Oversized elevator cabs are also included for easy access and moving large items. High quality construction is noted to lead to lower strata fees.
- Interior Design: The interior design avoids a minimalist aesthetic, focusing on high-end features such as a high-end molding package, 7-foot doors, high-end fixtures and appliances, wood closet systems, frameless showers, high-end cabinetry and carpentry, oversized windows, and generous use of mirrors, tile, and quartz.
- Energy Efficiency: The buildings are designed to save owners money on utilities and strata fees. This includes a hot water system using high-tech condensing boilers, an acoustic package that doubles as an extra layer of insulation, energy-efficient lighting, Low E windows, and Energy Star appliances where possible.
- Suite Size: Larner Landing offers larger suites, with some providing up to 1058 sq. ft. of living space.
- Quieter Suites: An outstanding acoustic package helps reduce sound transmission between suites. This includes hybrid concrete/wood construction for floors with sound-dampening R20 insulation, separate and insulated walls between side-by-side suites (with two layers of 5/8" drywall or a layer of wood), and some windows with extra sound abatement. Ceilings between suites have double-layer drywall mounted on sound-bar channel and include sound dampening insulation. Other precautions include back-insulated electrical receptacles on shared walls and avoiding features that penetrate sound barriers between suites. Vertical main plumbing lines are rubber mounted.
- Strata Fees & Rules: Monthly strata fees are estimated at an average of $0.49/sq.ft./month of livable area for 2027. These fees include fire/water/flood/earthquake insurance, domestic hot water, common area heating, and natural gas for kitchen ranges and BBQs. An Enterphone security system, purchased by the developer, helps keep strata fees low. Strata rules allow for 2 pets up to 30 kg each, have no age restrictions, and permit renting.
- Electric Vehicle Charging: Every parking spot is pre-wired to accept a Level 2 (240VAC) EV charger. The Strata will decide on the EV charging management system, and only compatible chargers will be allowed.
- Architecture: Larner Landing features modern architecture with durable, weather-resistant siding, brick, decorative exterior panels, and glass.
- Bathroom Features: Bathrooms include heated tile floors, quartz vanity tops, luxury height countertops, soft-closing cabinet doors and full-extension drawers, built-in medicine cabinets, large heated fog-free mirrors, built-in LED night lights, luxury height elongated toilets, bright lighting over sinks, and in some bathrooms, two sinks. Tubs and showers have wall niches, tile surrounds, and rain-heads in most showers. Showers also have up and down sliding bars for showerhead height adjustment, lighting, and frameless glass. Five-foot showers include a built-in seat, and bathtubs have a curved double shower rod.
- Gourmet Kitchen Features: Kitchens boast a dual-fuel stainless oven with a natural gas range, a stainless French door refrigerator with freezer drawer and filtered ice/water dispenser, a stainless dishwasher with a stainless interior, and a built-in stainless microwave. Buyers can choose from three cabinet options. Other features include recessed LED lighting under upper cabinets, soft-closing cabinet doors and drawers, quartz countertops, extra-height upper cabinets, and in most kitchens, a lazy susan cabinet and a lighted glass feature in upper inside corner cabinets. High-end kitchen faucets with built-in sprayers, 60/40 under-mount stainless sinks, and in some kitchens, a pantry with pull-out shelves are also included.
